We're Anna and Tetiana, a mom and daughter who host fourteen homes on Galveston Island, and the question we get most before a first stay is some version of "if I book direct, what am I actually saving?" It used to be an easy answer: you skipped the guest service fee printed at Airbnb checkout. In 2026 that line moved, and a lot of guides on the internet haven't caught up. So here's the honest accounting - what changes, what doesn't, and the cases where we'd tell you to reserve on a platform instead of with us.
Does Airbnb still charge a guest service fee?
On most listings, no - not as a visible line. Airbnb runs two fee structures, and it spent 2025 and 2026 retiring the older one. Under the split model, the host paid roughly 3% and the guest paid a separate service fee of about 14.1% to 16.5% of the booking subtotal. Under the single host-only model, the guest sees no service fee at all and the host pays about 15.5% out of the payout.
The catch is arithmetic. A fee that comes out of the payout has to come from somewhere, and Airbnb shipped hosts a pricing tool to raise rates as they were switched over. Hosts connected to property-management software - which is most professional hosts, us included - were moved to the single fee first. So the fee didn't vanish. It got folded into the nightly rate, where you can't see it.

This is why comparing a screenshot of an Airbnb total against a direct quote is now the only reliable comparison. Line items lie by omission; totals don't.
What actually changes in the price when you book direct?
Less than people expect, and that's the point. Most of a Galveston booking is the same number no matter where you reserve it, because it's the same house, the same cleaners and the same tax law. One line is genuinely different.
Same home, same dates, two checkouts. Amounts vary by home and season - the structure doesn't.

Vrbo still shows its fee openly. Vrbo's help page describes it as a percentage of the reservation total, before taxes and refundable fees, that varies with the size of the reservation - so a short off-season stay generally gives up a bigger share of its money than a long one. That fee is refunded if you cancel inside a window that earns a 100% refund under the host's policy.
Do I still pay hotel tax if I book direct?
Yes, every time, and anyone who tells you otherwise is not registered. Short-term rentals on the island are registered with the City of Galveston, which receives the registrations and the occupancy tax payments. The tax is charged on gross receipts, which includes the cleaning fee and the pet fee, not just the nightly rate.

So how much does booking direct actually save?
On our homes, up to 15% on the same dates. We say "up to" and mean it: the gap depends on the home, the season and the length of the stay, and on which platform you're comparing against. What we won't do is publish a fake headline number - the honest way to find out is to pull up the home you want on a booking site, then ask us for the same dates and compare the two totals, tax included.
One thing that is not a saving: a lower cleaning fee. Ours is the same figure everywhere, because the work is the same. If a direct site quotes you a suspiciously light cleaning fee, look for what got moved into the nightly rate.

When is Airbnb or Vrbo the better place to book?
We list on the platforms too, and we're genuinely fine when guests book there. Reserve on a booking site if:
- You can't verify the host. AirCover for guests covers host cancellations, listings that are significantly different from the ad, and missing major amenities, provided you tell the host within 72 hours of finding the problem. Vrbo's equivalent is VrboCare, which replaced the Book with Confidence Guarantee in late 2025 and covers host cancellations, check-in problems, fraud and significant misrepresentation of a property, with rebooking help. If you're sending money to a stranger with no track record, that protection is worth paying for.
- You want a referee. A dispute on a platform gets mediated by the platform. A dispute with an owner gets resolved by the owner - fine if the owner is reasonable, uncomfortable if you have no reason to believe they are.
- You're comparison-shopping fifty homes at once. No single owner's website beats platform search for that, and we won't pretend otherwise.
- You're spending platform credit or chasing a promo. If a coupon makes their total lower than ours, book there. We're not going to match a discount someone else is funding.
- It's a first booking and you want the training wheels on. Stay with us once through Airbnb, then book direct next time. A third of our 2026 guests are repeat visitors who did exactly that.
Is it safe to book direct with a small vacation rental company?
It is when you check five things - and these apply to any direct site, not just ours. Vacation rental fraud is real, and the defence is boring diligence rather than trusting a nice-looking website.
- Find the city registration number. Every legal short-term rental in Galveston is registered with the city, and the number belongs in the listing. Ours are printed on each home's page - Sunrise on the Beach is GVR-06313, Tiki Retreat is GVR-15299. No number, no booking.
- Pay by credit card on a hosted checkout. Never by wire, Zelle, Venmo or gift card. A card charge for something you never received is a billing error you can dispute in writing - the CFPB explains the process, with a 60-day window from the statement date.
- Get the cancellation terms in writing before you pay, not after.
- Cross-check the home on a platform. If the same photos and the same host name appear on a listing with reviews, you're talking to the real owner. Scammers copy photos; they can't copy a review history attached to a name.
- Call the phone number. A real person answering is the fastest test there is.
What's your cancellation policy on a direct booking?
For the homes we book through our own checkout: full refund if you cancel more than 30 days before arrival, 50% between 14 and 30 days out, and no refund inside 14 days. There's also a free cancellation window within 24 hours of booking, as long as your arrival is at least 14 days away. Tiki Retreat runs its own version of that grace period - 48 hours from booking, with arrival at least 72 hours out.
A handful of our homes book on their own separate sites, and those carry the terms shown at that checkout. If you're not sure which applies to the home you're looking at, ask us before you pay rather than after.
When we're not the right fit
- Two people, one night, off-season. A condo or a hotel room will often beat a whole beach house on price, and we'll say so.
- You want to book at 2 AM without talking to anyone. Some of our homes take instant bookings; two are request-only, and if you need a confirmation this second, a platform listing is faster.
- You want a 24/7 corporate support line. You get two people with phones. That's usually better and occasionally slower.
- Your dates are inside a minimum stay we can't break. Peak-summer weekends have minimums on most homes. Ask, and if the answer is no, we'll tell you rather than push you into a longer stay.
We'd rather explain exactly where the money goes and lose the booking than win it with a number that falls apart at checkout. Guests who understand the price arrive relaxed - and they come back.

It applies to gross receipts, so the cleaning fee and any pet fee are taxed too, and it is the same on every booking channel. Stays of 30 consecutive days or more are treated differently under the state's permanent-resident rule.
Is the cleaning fee cheaper if I book direct?+
No. The cleaning fee is the same amount wherever you book, because it is the same turnover done by the same people. If a direct-booking site advertises a much lower cleaning fee than its platform listing, check whether the difference has been moved into the nightly rate.
Is it safe to book directly with a small vacation rental owner?+
It is, if you check a few things first: a city short-term rental registration number on the listing, payment by credit card through a hosted checkout rather than Zelle, Venmo or a wire, written cancellation terms before you pay, the same home findable on a platform under the same host name, and a phone number a person actually answers. All fourteen of our homes carry a GVR registration number on their page.
What happens if I need to cancel a direct booking with you?+

When should I book on Airbnb or Vrbo instead of direct?+
When you can't verify who you're paying. AirCover for guests and Vrbo's VrboCare guarantee cover host cancellations, fraudulent listings and homes that are materially different from the advertisement, and a platform will mediate a dispute. Also book on a platform if you're spending promo credit, comparing dozens of homes at once, or want an instant confirmation at midnight.
